File the Lawsuit

If the tenant does not comply with the notice, either by paying the owed rent, correcting the lease or law violation, or moving out, the landlord can then file an eviction lawsuit with the court.

Obtain the Writ of Possession

Obtain a Writ of Possession either after a default, if the tenant fails to file an answer or pay the owed money into the court registry, or after a final hearing. That writ along with the county sheriff’s office is what allows landlords to regain possession, even forcefully, of their rental property.
